How big is the house?
There is a difference whether you have to lay flooring for 100 sqm or for 150 sqm

Tiles!
Tiles are only included for the wet rooms, right?

Are these now estimated values for labor?
Laying wall and floor tiles for how much area then?
Painting for 9000€: either you manage to do it cheaper yourself or you pay more than 9000€ for a painter.
Same applies to flooring.

And do you want to build it yourself? Or will there be installation costs? For one or two carpenters you also have to pay more than zero.
I find the calculation more than confusing. It has to be itemized: what is included, what material costs come on top. What can you do yourself, what do you have to pay craftsmen for?

That is 370k + 39k EL = 409k for the finished house. For a 120sqm house, that would be €3,400/sqm – really "cheap" – for 160sqm still €2,600/sqm. And with a large house, just painting (also puttying and sanding?) can, for example, still cost a lot (value of the EL or costs for the craftsman). In this respect, you can't say much yet. To be an amazing offer, it must have well over 160sqm of living space.

Labor costs are waived if I do this work myself. I can just as well pay the money and have the work done. Then it will simply be more expensive than 404k€.

The house has 155sqm of living space.

The bathrooms and utility room are tiled.

I would describe myself as handy and I also have 2 family members who have built a house themselves. For me, it’s more about money vs. time.
For example, I could do the plastering myself and save another 8k€. However, I was concerned about the time required. I have already read in this forum about 2-3 full-time jobs for plastering in similarly sized houses.

Then you should plan at least one month of full-time work including weekends for all these tasks. Plastering, sanding, plastering, sanding (and maybe a third time) for an entire house - that's well over 600 sqm including the ceilings. Then applying all the floor coverings, baseboards, etc.

We do it similarly. We do the plastering ourselves, lay floors, install doors, paint, and will probably install the bathroom fittings ourselves. We are smaller and a bungalow, but I think the price is comparable to yours and we think it's a good deal. (Otherwise we wouldn't have done it)
