Then your €900 per month would really be outrageous. Outrageously cheap. For a property worth a million, a return of 1%... You’d have to get the person who "sold" it to you for waste of church assets. Financing such a property will be more expensive monthly. Normally it was 6% of the land value. Today, of course, lower because the interest rate level is also extremely low. Haven’t seen under 3% for a long time.

I have no idea. I don’t have to. I only need to know if we can afford something. What I do know is that we have 6 other builders around us who pay the same interest rate and some are considering involving lawyers because they supposedly received a tip that this is usury. But whatever. What I would be interested in, though, is how can you determine the standard land value [Bodenrichtwert] for us? How do you do that?

Not at all. Just convert it. If your hereditary building lease interest rate [Erbbauzins] corresponds to a 6% return, 100% must equal €180,000. At 4% it is €270,000, at 1% the aforementioned million. Normally, the church is relatively moderate.

Did the notary perhaps mean that "you" will pay nearly a million for the property?! So in the theoretical 100 years?

What do comparable plots cost with you otherwise?
With us, the church demanded 2 percent.
That was then about your 900€ for a 500k plot price.
But if you don’t even need a loan for the house, couldn’t a plot have been financed then? Or is there simply no better plot?
