Forward loan for 09/2024 - accept or wait?

Personal experience (a few years ago): You are already in the system at the Commerzbank, a third party can no longer do anything there.

if he has only taken care of an appointment so far, which has not yet taken place, then everything is relaxed.

But even if you already get an offer from Commerzbank, it wouldn’t hurt to compare it with other banks. Forward can do more than just Commerzbank.

It would also be important to get an offer from the house bank where the financing is running, if only to calculate exactly: 1) at what date he can extend the 15-year fixed interest period and 2) you have exact figures on what remaining debt is open at that date.

with that you can compare things everywhere.

I have received two non-binding offers from Commerzbank. Once directly via the Commerzbank online portal and once via Interhyp. The interest rate differs by 0.1x%. Interhyp is somewhat worse here.

The house bank (VR-Bank) unfortunately only offers Forward 24 months in advance (board resolution). :-( They created a "fictitious Forward" for me at 1.5%, but unfortunately I could not conclude it now.

It would be important to know which numbers they used for the calculations 1. what value do they assign to the property? 2. what amount is with KFW (time and date) 2. what amount is with the main loan (time and date of disbursement, so 2024?) then it can be compared exactly. It should not be the case that Commerzbank and Interhyp calculated with different numbers

As far as I know, Interhyp used a lower amount. KfW not available Amount and date are identical.
