Forward loan for 09/2024 - accept or wait?

so Sparda = cooperative, I would prefer it over the Commerzbank.

my local Sparda (it's the West one) is very fair, meaning if you do your first financing there and need to finance 90% with 2% repayment, after 10 years you are left with about 70%, as an existing customer you always get the top conditions for follow-up financing, meaning always the lowest, which is really fair (ok, for Sparda it's just easier with less effort, since they save on the revaluation...)

and yes, currently interest rates are going crazy upwards, every day I only get emails about interest rate adjustments!

the current SWAP curve for the 10-year shows a premium of 0.80% from September 2021 until today!!!!

here is another update from me.

We signed the contract with Commerzbank on 3.2. at 1.21%.
Interest payments: 27,794.42€

The review at Sparda was also successful. Contract for 1.18% is on its way.
Interest payments: 27,061.03€

Sparda would be 733.39€ cheaper over 15 years. :rolleyes:

I could still make use of the 14-day right of withdrawal at Commerzbank. What do you think?

That is 50€ per year. Whether the effort is justified for you, you have to decide yourself. As for me, I would be happy that I secured a super low interest rate for the Forward.

No, only the construction financing account. The money is debited from my (external) checking account. At Sparda, I have to open a joint account. Currently "still" free of charge, but who knows how that will develop.
