With whom to finance? Main bank or direct provider?

No, we are not aware of any, they come directly from the countryside and it is hard to find someone nearby who is especially good and trustworthy.... Country life doesn't only have its advantages :)

As long as there isn’t a Schufa entry hiding somewhere, the basic data should actually be fine to relatively easily get a loan from the internet banks/insurances. A financial advisor or broker can find the best conditions for you.

We were at Interhyp directly in one of the branches, since we also didn’t know a good financial advisor. Although Interhyp works with Ing. Dingsdabumsda, the Dingsdabumsda Bank at least never appeared among the best offers for us. Those were rather insurances looking for long-term investments >= 20 years for their money. For shorter fixed interest periods of 10/15 years, the direct banks then had the better offers. But you can have all that looked up for you directly on site.

As long as the income also fits, between 3.0 and 3.3% interest should currently be possible for 20 years.

I have also come across Interhyp, there is a branch office about 90 km away, which is definitely drivable by car.

So there are no credit entries, car financing, or anything similar with us....

Hello everyone,

we ended up with our house bank in the end.

We had initially mentally settled on 20 years. Then, for a 100% financing, we were offered 3.95%. That was the best offer (financial advisor). Then we thought, for fairness, we should at least talk to our house bank. Unfortunately, they don't offer 20 years, but for 10 years we now get 2.61% for a 100% financing (we pay notary and property transfer ourselves). After a bit of calculation, it quickly became clear that if we repay 1.4% more at our house bank, after 10 years we will have the same remaining debt to be negotiated as with the other bank after 20 years (1.5% repayment). We will probably repay 3%. That is why I always find 10 years quite interesting, and one should definitely ask the house bank.

That's all about our experiences.
