Hey,
my partner and I want/will build.
The land has been purchased, and the first architectural plans are also ready.

I would appreciate a brief feedback...

Ground floor:

- How much space do you have in the office behind the door? It looks to me as if no cupboard would fit there.
- I would remove the storage room in the kitchen; the kitchen can be furnished much better without it. I’ll make the bold claim that you can fit less into this small storage room than if you fully equip the kitchen’s upper wall with tall cabinets ;)
- What are you hoping to achieve with the bay window? I understand the desire for a bit of complexity/structure in the living/dining area, but that’s not really met with a 50 cm deep bay window. Don’t take it the wrong way, but for me, that’s half-baked.
- Why such a large window in the WC?
- I would probably swap the entrance and WC. The distances with the current layout are unnecessarily long. Looking at the path from the garage to the kitchen, I would be annoyed every time having to carry the shopping basket such a long way.

Upper floor:

- How is the walk-in closet supposed to work? The only space for a proper wardrobe is blocked by the window. Additionally, the window is positioned in such a way that no cupboard fits against the upper wall.
- I don’t like the access area to the two children’s rooms. I would straighten the wall in a line with the wall between child 2 and the parents’ room and remove the 45° angles.
- Is the master bedroom really going to be furnished like this? It’s possible, but I think it will feel quite cramped due to the large circulation space that’s necessarily around it.
I can’t judge whether the view through the large window justifies it.

Also, I agree with Matte: swapping the WC and the entrance makes sense!

And I really keep wondering why most parents treat themselves to the prime bedroom, while child 2 is stuck with a north-facing room... No wonder the little ones always play in the living room (and there is eternal toy chaos there) if they have to live like in a crypt in their own room...
What do you do in the bedroom besides going in, lying down, sleeping, getting up again... okay... occasionally trying to procreate, but otherwise???
Do I need the best south-facing room for that? Dressing room also south-facing???
Children play in the children’s room, do homework, spend time there during the day, have friends over, etc.
And that then in the dark north crypt?

Just some basic thoughts. Personally, I would divide the upper floor completely differently.

Honestly, I don’t like any of the exterior views either. Boring. More is possible. I would make floor-to-ceiling windows alone in the children’s rooms.
The south side would have too few windows for me as well.

Matte has already said everything about the [Fresswarze] that I would say.

Well, actually I didn’t want to write anything before I knew the key data. But I always admire the illusion of enjoying a panoramic window and the view from the bed. Unfortunately, we think differently and enjoy the evening or Sunday morning TV program :(

But honestly: such a big window facing south is no fun in a bedroom! That’s poor planning, although it is of course felt like a great nice-to-have. But it’s not living- or sleep-friendly. Neither the size nor the lack of a sill!

Also nice when you’re supposed to fall asleep with full sunlight in summer (and schoolchildren have to go to bed on time in summer too).

No, I stick to it, I think the room layout is rubbish.
