Here is a suggestion for a search tip for a completed floor plan (with a kind of staircase). It is a conversion from the 60s - but with an exquisite, modern result.

On the website of a major housing magazine, you can then find, among other things, image 8, which leads to the complete floor plan available for download as a pdf.

Of course, you can use the same planner, but it is pointless to have him copy a layman's plan. Challenge him!

thanks for the great tips regarding drawing a plan!!

yes maybe you’re right – maybe I am too focused on “corners and edges” but somehow I find that exciting .. I also love sloping roofs and wooden beams and things like that so it really hurts a bit to possibly give up on my beloved attic conversion, I had imagined it all so wonderfully. If we also give up the idea of the split-level living room, the house currently has no “highlight” for me at all, nothing that makes it somehow special. But functionality and family suitability should of course have priority …

hm the thing with the model house park is difficult. We went to the one near us and nothing convinced us there. But yes maybe so far we have looked too much at the “big picture” instead of picking out the “best ideas” here and there.

The exchange here in the forum helps me a lot. It really became clear to me how far we still are from a good house design. My husband and I really naively thought that the plan was already almost perfect

You can still plan highlights later. For example, a window in an interior wall to the hallway, possibly simply leaving out a piece of wall again or deliberately placing a wall panel. A suspended sliding door, a fireplace, a half-height wall, a plastered built-in shelf, a brick-faced wall, or another wall covering. You can place a transom window above a door or stage the shower or washbasin. You can work with indirect lighting or accentuate kitchen furniture with a wooden cabinet or a bright color that stands out. A staircase is also excellent, for example, a bookshelf installed behind it or a small air space where a pendant lamp hangs from above. When drawing, you should keep the most important sightlines in mind and develop them – this is more effective than highlighting a messed-up floor plan.

Throw the plan away, it's really completely worthless. Take your development plan, room program, budget, and special requests to an architect. You may not want to hear anything more about the budget, but you will still have to deal with it MASSIVELY. I know the real estate and construction prices in Salzburg; if you go ahead with the planned house now, in my opinion, it will be seven-figure.

For me, the whole previous approach is wishful thinking; this won't work.
