Why? There is no garden anyway. It is basically a maisonette apartment over 3 floors. Makes sense in an inner-city building somehow.

Because it reminds you of the noise from the neighbors above in apartment buildings? And footsteps in the stairwell passing by the bedroom? ;)

First of all: landings stop the flow of walking and do not necessarily make a staircase easy to walk on. If you are young or quite fit and want to rush/slide down the stairs, then an uninterrupted walking flow is preferable. If you already have hip problems or other issues where you might need to stop, then choose a staircase with landings. Many builders mistakenly choose the simple landing staircase – it just looks better.

...and are stuck. First of all, you look to see if the property somehow fits the space program. Also gladly without an architect. V1: yes, it will fit. Then you can let go of fears. And then you try out other possibilities before you get stuck on minor details (V2 and V3). For example, I would shuffle the floors and rooms several times, sometimes save or print them out. Preferably also with a pencil so you can quickly change something. V4, V5, V6, etc. always on a new sheet of paper (or JPG if you prefer).

I wouldn’t say that. There are still 36 sqm… not large, rather very small. But even there you can create a small oasis, plant some herbs, and sit under a beautiful house tree. You plant roof terraces two or three times… then you don’t feel like spending money on plants that dry out up there anyway (it’s just a terrace).

Did I miss where south is?

I think the architect wants to have ideas from us as well, of course not too detailed (that can also be harmful), but before making the architect create 10 drafts from the beginning, I try to make something myself first. That also costs something.



So the ground floor is all commercial there. Living starts from the 1st floor up.



I would be happy if we don’t have to stretch that. As a rough estimate, I multiplied the area of the house including garage and basement by €2,500 (250 sqm x €2,500 = €625,000). Hope that’s enough.

Utility lines come from the garage side. The gas supply line is about 5 meters away. So gas would be good. Or why should I reconsider the heating technology? Gas isn’t bad, is it?!



I see it differently with the stairs. If I walk a winding stair, I don’t find it very conducive to walking flow if the tread suddenly has only a few centimeters.

I can understand your general approach. I basically did the same. Living-dining area was already downstairs. But there is less space there due to the garage than upstairs and above all although part of the courtyard still belongs to the property, you cannot realize yourself there. You can reach the house from another driveway and play there with children etc. But basically a neighbor has a right of way and right to drive with a fence erection prohibition. Also it is a courtyard that is not particularly bright. I wouldn’t mind that for the garden, but we didn’t like the living-dining area there that much.

Yes, but please really an architect, not an "architect" in the sense of a general contractor’s signature lackey. If the neighbors’ shops have to exist on such tiny plots, time will be your friend: I wish that soon someone on the left and/or right gives up and sells so that a parcel merging will open the way for more favorable buildability. Show the plot (cadastral extract, aerial photo, ... – don’t forget: if there are blackouts / whitenings or the like I’m out), then more targeted advice can be given. "Profile-matching annex" and "40° pitched roof" are a tautology or even a contradiction.
