Why tinker around if you still need an architect anyway?
Going to the architect with finished homegrown drafts is the worst approach.
I think the architect wants to have ideas from us as well, of course not too detailed (that can also be harmful), but before making the architect create 10 drafts from the beginning, I try to make something myself first. That also costs something.
How do the neighbors build the individual floors? Sleeping under living space is rather suboptimal.
So the ground floor is all commercial there. Living starts from the 1st floor up.
Well, when you look at what some architects deliver here, I find it advisable to have certain ideas.
Do the utility lines come from the back?
You have a good budget for the project, please reconsider your preferred heating technology.
I would be happy if we don’t have to stretch that. As a rough estimate, I multiplied the area of the house including garage and basement by €2,500 (250 sqm x €2,500 = €625,000). Hope that’s enough.
Utility lines come from the garage side. The gas supply line is about 5 meters away. So gas would be good. Or why should I reconsider the heating technology? Gas isn’t bad, is it?!
First of all: landings stop the walking flow and don’t necessarily make a stair easy to walk on. If you are young or rather fit and want to rush/downstairs, then an uninterrupted walking flow is preferable. If you already have hip problems or other issues where you might need to stop, then take a stair with landings.
Many builders mistakenly take the simple stair with landings – it just looks better.
...and stuck. First of all, you look to see if the plot somehow meets the room program. Also often without an architect. V1: yes, it will fit. Then you can let go of fears. And then you try other possibilities before you get stuck on details (V2 and V3).
For example, I would shuffle the floors and rooms several times, also save or print sometimes. Preferably also with pencil, so you can quickly change something. V4, V5, V6 etc. always on a new sheet of paper (or JPG if you like).
I wouldn’t put it that way. There remain 36 sqm... not big, rather very small. But even there you can create a little oasis, plant some herbs and sit under a nice shade tree. Roof terraces are planted 2 or 3 times... then you don’t feel like spending money on plants that dry out up there anyway (it is a terrace).
Did I overlook where south is?
I see it differently with the stairs. If I walk a winding stair, I don’t find it very conducive to walking flow if the tread suddenly has only a few centimeters.
I can understand your general approach. I basically did the same. Living-dining area was already downstairs. But there is less space there due to the garage than upstairs and above all although part of the courtyard still belongs to the property, you cannot realize yourself there. You can reach the house from another driveway and play there with children etc. But basically a neighbor has a right of way and right to drive with a fence erection prohibition. Also it is a courtyard that is not particularly bright. I wouldn’t mind that for the garden, but we didn’t like the living-dining area there that much.
