This is probably a widespread double misconception, that the architect 1. presents the client with as many wedding dress designs as Pinterest, Instagram and the like; 2. if you already brought some, the design process would be cheaper or at least less costly. Neither of these is true.

As far as I understand, you still have your own land there before it becomes common property.
But well, the original poster did mention the fence prohibition :(

Yes, but you should make several drafts yourself, instead of just changing details. Then you can write down the pros and cons yourself and maybe discard the really bad ones at least for now.
The architect can take care of the details. He might also have a completely different idea for the stairs. Or the entrance. Why not push the garage to 4 meters and put the entrance inside?
My favorite, has someone here built in the townhouse, was it ? Basement kitchen and dining, 30sqm is enough, small pantry, small WC... that satisfies the first needs when you come home. That applies to your ground floor.
The next floor, sleeping/children, I find good. Instead of parents, utility room and see what fits. Also a small recess for a loggia there.
Top floor living room, possibly small pantry, guest and parent area. Roof terrace.
The additional advantage, which should be given more attention: the children no longer disturb the parents when they come home in the evening with friends and are a bit louder or more sociable. In the house, under control, but not disturbing.

Then do it that way. We have a landing at work. It costs me 2 seconds for 3 more steps plus turning. ;)

It would bother me that you have to carry all the groceries up two flights of stairs or rather always walk these 2 flights of stairs. But otherwise the plan somehow makes sense.

Where does the eaves have to go? Is it at the front and then the dormer there?

Because of carrying items upstairs, I had planned the dumbwaiter. The dormer would be on the southwest side above the dining area next to the smaller terrace. On the other side, I wouldn't need one because I pulled the exterior wall in by 2m for the second terrace. I am also considering whether it is possible to extend the terrace by 2m beyond the facade there. And similarly create a shared balcony for the two children's rooms.
