Oh, I think you're right. I didn't recognize the light gray rectangles as skylights; it's just that I'm not very good at reading plans. Thanks for the info. Then the rooms must all be nice and bright. :)

That is certainly due to the late hour - however, not all franchisees are useless either. It seems to me that some big names' franchise partner recruiters prioritize growth over quality. I didn't mean how the OP actually came across Heinz von Heiden, yes of course you can't overlook them. But how he still ended up with exactly them when he has been reading here for quite a while and already gone through many anxious homebuyer questions from all sides. Would a higher basement be problematic over the allowed height of the upper edge of the finished floor on the ground floor, or do you have an absolute reference height that would conflict with that? In the basic attitude of sending homeowners with three children to sleep or work in the basement. The typical floor plan ;-) is designed for one to two children and nowhere is it possible, due to space being too tight, to adjust the children's room area through a different layout. Consequently, instead of starting from a budget-fitting model, you have to take a smaller one that is then extended in the ridge direction. Here the provider probably preferred the path of a typical "sales planning" :-(

Gabriele... and one more... And? The houses I know are all finished without any significant problems. Good experiences are just rarely posted.
However, one should build with experts, then nothing stands in the way of building a house with Heinz von Heiden.

The attic is officially not allowed to be converted into living space, i.e. a window is not possible. It is also not high enough. So the one room (whether office or master bedroom) must be in the basement. I prefer to move the bedroom to the basement, and as writes, living down there can’t hurt either. It’s kind of funny when a child wants to go all the way down to the parents at night :)

Such nonsense. The correct thing is: it must not become an official living room. Nevertheless, you are allowed to convert it and use it for hobby purposes or as an office. You can install windows anywhere, whether double casement windows or a small square or triangle at the top in the gable. After all, windows in the attic are allowed. However: Heinz von Heiden will offer you a non-accessible cold roof. Ask how expensive it is to have the attic accessible and insulated (full, not cold roof).
