Always walking past the front door when using the stairs, I always find that poorly planned. So the former! Unfortunately, the walls are not aligned... even I as a layperson can see that in the first one a ceiling beam is missing in the stair area. Also, the hallway is completely overproportioned. 8 to 10 sqm less would be enough. Also, 7 sqm shower toilet on the ground floor is too much, with the office being a small room. You could move the wall there. I don't like the kitchen entrance either. There could be significant costs with the statics. One plans important walls on top of each other... Is this meant to be built solid or with a wooden frame? Laundry on the upper floor I find great! :) I don't like the bedroom layout. So I would advise rearranging the floor plan with a hallway of good size and aligning the main walls on top of each other. Then a completely different picture will emerge anyway :D But we are just laypeople here ;)

Hello,
thanks for the tips. Just a quick note: Above are drywall partitions, below solid. Only those in the stair area and, of course, the chimney have to be stacked on top of each other. Otherwise, these are just sketches, that is correct.

Then it would probably be okay... we also have drywall partitions above :)

Where is north? This information is actually a basic prerequisite for the assessment. The living room is oriented completely differently in the 2 floor plans.

In floor plan 1, there is far too much circulation space. If the layout improves, you can probably save almost 5-10m² of house area and thus on the budget with the same usable space. Floor plan 2 is somewhat better, although personally I also don’t like the staircase at the entrance.

Well, if south is at the top, then north must necessarily be at the bottom. ;)
