Floor plan over 200 sqm - What do the experts think about it?

First of all, thank you for the super detailed report/opinion! It’s nice to hear at least that there’s nothing major wrong and that it’s somewhat pleasing.


No garage factory, but a dad who collects vintage cars ;) Hence the 5 garages – all of which are occupied, so we need 2 in the basement.


The terrace is 3x11m – so actually big enough ;)



Yes, we feared that too, but we don’t think much of a light well, so we will have to try to compensate somewhat with a bright entrance door. The porthole is 1.2m in diameter, we might still have to redesign a bit and add another window, as otherwise it could really be too dark. The problem is that the bathroom faces the street, and you don’t want to be in the spotlight too often ;)


No, we’re building in Hesse – I’m just a Stuttgart fan :) The house will only have KfW70/KfW55 as a standard, but that’s completely sufficient.


Underfloor heating completely on ground floor + upper floor, 80 sockets on ground floor/upper floor and 40 light switches. The heating system planned is geothermal heating (with 2 deep boreholes), including solar for hot water (both included in the price). All windows (except corner windows and porthole) have electric aluminum roller shutters (foam-insulated from the inside so they don’t rattle so much). Regarding floor coverings, we have €25/sqm only for laminate and carpet – not for tiles, without installation, just the material.

What would you do for a staircase from the ground floor to the upper floor? I was at the building supplies store again today and basically want to move away from an open wooden staircase to a solid one with, for example, granite steps.

Hello, I find the spiral staircase very disturbing because I wear shoe size 46. Basically, you always walk on the inside and the steps there are narrow. This becomes even more extreme with age, therefore I would choose a different type of staircase for my house.

So again... please really try to put a table and chairs on a 3m terrace
AND then walk past it. Just take a look... then I'll be relieved ;)

Regarding your staircase question: If you change the staircase, the entire floor plan changes.
A staircase is the central point in the house, with which you can completely turn everything upside down
and why maybe because of one stair later whole rooms don’t work.
If you place it on the ground floor, for example, where your pantry is, you lose the bathroom upstairs
and only have the windowless interior space for it – or the "gallery" – and then access to children's room 2 becomes difficult.

These city villas are currently available in large numbers, maybe you'll find some inspiration in a
standard catalog :D

By the way, it will be exciting whether the in-house garage later lies within the thermal envelope
or not...

You write on the one hand about an air-to-water heat pump, then again about a drilling...
which one now?

Hi,

initially only an air/water/heat pump was planned, but we have now decided on geothermal energy!
Regarding the balcony, we have checked, it should work without any problems!

Oh, the question about the staircase was not about the shape (spiral staircase) but about how it can be designed, that is, whether solid or wood. Do you have any suggestions?

I can confirm the thing with the 3m terrace - we have one like that too. If you sit there on both sides with classic garden chairs and a table in between, no one can pass by without the others tipping the chair forward or moving very, very close to the table. If possible, I would also make the terrace wider.

Regarding flooring: You already wrote that 25€/sqm is only for carpet/laminate. What about tiles? That definitely won't be enough for anything decent.
