First of all, thank you for the super detailed report/opinion! It’s nice to hear at least that there’s nothing major wrong and that it’s somewhat pleasing.
No garage factory, but a dad who collects vintage cars ;) Hence the 5 garages – all of which are occupied, so we need 2 in the basement.
The terrace is 3x11m – so actually big enough ;)
Yes, we feared that too, but we don’t think much of a light well, so we will have to try to compensate somewhat with a bright entrance door. The porthole is 1.2m in diameter, we might still have to redesign a bit and add another window, as otherwise it could really be too dark. The problem is that the bathroom faces the street, and you don’t want to be in the spotlight too often ;)
No, we’re building in Hesse – I’m just a Stuttgart fan :) The house will only have KfW70/KfW55 as a standard, but that’s completely sufficient.
Underfloor heating completely on ground floor + upper floor, 80 sockets on ground floor/upper floor and 40 light switches. The heating system planned is geothermal heating (with 2 deep boreholes), including solar for hot water (both included in the price). All windows (except corner windows and porthole) have electric aluminum roller shutters (foam-insulated from the inside so they don’t rattle so much). Regarding floor coverings, we have €25/sqm only for laminate and carpet – not for tiles, without installation, just the material.
What would you do for a staircase from the ground floor to the upper floor? I was at the building supplies store again today and basically want to move away from an open wooden staircase to a solid one with, for example, granite steps.

Do you actually have a garage factory or what is this residential block garage complex supposed to mean... there are also two parking spaces in the basement. Quite expensive... I have to say. You have to be willing/able to afford using the cellar for that.

The "terrace": Please furnish it. There are no dimensions – I can only estimate, but with a 1m wide table and chairs in front and behind, it quickly feels tight, I have the feeling. Half a meter more or less quickly makes a difference.

The staircase inside will remain quite dark, after all the rooms are on the outside... you have to accept that. But there are also ways to bring natural light into the stairwell, of course. Maybe a "light well" would be something? The bathroom could – only through the porthole window – become a bit dark.

I find the price – assuming from your name that the construction site is in southern Germany – relatively cheap. What energy standard is the building supposed to meet?

... chimney costs including installation + stove are still to come. What about underfloor heating? Roller shutters? Have you thought about a ventilation system? You will certainly have some additional electrical costs beyond the standard. (in our turnkey project, the sockets just barely cover the built-in appliances ;-), not to mention a dimmer here and an outlet there…)
I find the front of the house very nicely done, also the entrance area… otherwise I find €25/sqm floor covering very tight.
