Purely in terms of square meters, a half-turn staircase would consume less. But then you’d have to start redesigning from scratch because it’s somewhat wider, but not as elongated as now. The advantage would be that the utility room gains a lot of space... There are losses in the kitchen-living area, which might mean the dining table doesn’t quite fit, hence my comment about "redesigning." I also find the corner behind the sofa critical. Somehow it feels quite lost in the currently furnished plan. Can you easily change such things? How much time do you still have? I think with the three floors there is a lot of potential for improvement here, and I would wait for a few more posts. If you’re nice and patient you can basically get floor plans here for free

wow! you are really fast. It already looks much better!!! I would discuss the draft like this with the developer. Only the kitchen windows would then be directly at the carport or opposite the neighbor's garage.

I do think that quite a few things could be changed. We should have already made a decision. But I think we should still be able to reserve until the beginning of next week.

Yes, a site plan + any regulations regarding access or parking spaces would be helpful.
What about the neighbor, do you already know them? Is the same general contractor building it?

Yes, it is the same developer, so far we don’t know any of the other buyers.
Attached is the site plan or overview. It is the house at the very top...

Basically, it would be optimal if the kitchen were where you have now planned the stairs / hallway and WC.
But because of the garage / carport, unfortunately, you can’t place the entrance on the other side.

Wow, now that's what I call a bad offer. Honestly, I wouldn't buy that thing. It would have to be located right in the center of Munich for me to consider it. If I may summarize:

West side blocked by the other half of the house, south side blocked by garage and neighbor, garden + terrace facing the street to the northeast (doesn't get any worse), tiny plot.

The whole thing will be a dark cave. No sun, neither in the house nor in the garden - but you'll get to breathe in the exhaust fumes from the street and be watched by passersby on the terrace. On top of that, you live wall to wall with a stranger.

What does the GU want for the land? Is it at least really cheap?

If you buy, you should consider what to do with the car beforehand. I would try to keep the south side free - no carport or garage - just a parking space. The southern neighbor will surely build their garage there; to what extent light would still come in over the southeast corner would have to be tested in a sun simulator. But for that, the southern neighbor would have to be finished before you. Also, you'd have to think about a more open concept, where you get additional light through the stairwell from the upper floor or something similar.

Honestly, I would show the GU the bird and keep looking.
