and that is a maximum of 8% incline. That can easily be leveled in the house area. Of course, all without retaining walls. But if you want to level the entire plot, it becomes really expensive. The OP doesn't want that at all.

Yes, I have already modeled the slope in my program. It is still too much to create 2 terraces (north / south), in my opinion. The house itself must already grow quite deeply into the slope next to the garage due to the lack of property width. Otherwise, you won't fit all the rooms. So at least 11m depth + 3m terrace each makes 17m to dig out to get to one level. That is a tough one – financially. We haven't even talked about stairs or light yield with 3m terraces. To what extent the roof could possibly be expanded would have to be checked. If, for example, office and parents could be accommodated there, you can reduce the floor area and would have somewhat less to excavate. But 2 terraces precisely in the north and south I consider ambitious. PS: the pictures are only to illustrate the heights.

The draft from #5 image 4 is not bad but also extremely expensive, I think. How many cubic meters of earth is that? Have you ever calculated that?

That is quite similar to #5 from the OP. He now only wants the garage directly attached to the house. But how is the excavation supposed to look? I assume over the entire width of the plot. That is quite a raised bed full of earth. Besides, instead of the fence, a retaining wall would practically have to be built over most of the depth. Rainwater infiltration or drainage over the entire area. Plus the requirements for the house. I estimate around 800K, if not more.

You can also raise the house and garage a bit higher, then create a mass balance. But then the driveway will be towards 15%.

The problem is the flush garage.

I have 3 steps to the garage which I can just manage. Something like that would greatly ease it.
