Reference point for the height of the building is the original terrain (red line clearly visible in the sections).

The red line along the property boundary over 40m from the Geoportal is the reference line.

The sketches do not quite adhere to this, however we can extend the lateral building setback from 3m to 4m, then the building height can be increased to 9m.

We do not have a development plan. We only have development regulations that must be followed.

Here are the points:
- Building requires a gable roof or hip roof between 20-38° (a flat roof is possible for ancillary buildings)
- Retaining wall to public land max. 1.20m above reference level
- Open construction method is to be chosen
- Lateral and rear building setback to property boundary 3m
- Front building setback also 3m. Garages, however, must be 5m away from the front property boundary.
- Reference level is the original terrain from the section as shown above.

Thank you. But that is not clear, since there is a slope. Reference point in the middle of the building, start on the valley side, end on the mountain side?

The house as you have drawn it is 200m2 living space. How much can you invest? In my opinion, it will cost at least about 700k.

What do you mean by abroad?

From the original ground level = reference height, we are allowed to have/build a maximum average building height of 8m. The reference point for the permissible height is the intersection of the new building with the original ground. Here is a sketch, I hope this is understandable so far...



"The average building height in Austria is calculated by dividing the area of a building facade by the greatest width of that facade. This results in the average height of the respective building facade."

The budget/cost is estimated at approx. 650k.

Abroad = Austria.

But your site plan now deviates by 6 meters at the edge area. Isn't the building envelope only 14 meters wide instead of the 20 meters shown?

Yes, that's correct, I may only effectively build 14m out of the 20m width. The 3m setback from the property boundary must be observed. Our property measures 20x40m. However, we are allowed to build (after deducting the edge areas) 14x34m.

That is just very awkwardly marked with the dimension arrows.
