Floor plan of a city villa from a massive house provider - Please provide feedback

Are there a basement or attic? Otherwise, storage rooms/office/guest are missing. What are two seating areas in the living room supposed to be for, I consider them unnecessary. Overall, a bit too many corners everywhere. The staircase could be wider. Think about how long you have to carry the laundry from the master bathroom to the utility room ... and back.

Hello, I don’t necessarily see the problems my predecessors mentioned, except for the staircase. The laundry path can be solved with a laundry chute directly from the bathroom down to the utility room. The bed, in my opinion, is well enough protected; you don’t have to stomp around like an elephant. The dressing room is small – but others don’t have more space for clothes either. Possibly you can do something there with not quite as deep cupboards/shelves opposite. If the kitchen is mirrored, the upper floor must also be mirrored, otherwise it will be awkward with the pipes. I personally don’t find the kitchen island too tight – not even for two people. But of course you are free in the planning and can also choose narrower cupboards or leave some out.

We also decided against this design at the time. Here are the reasons:
- The staircase does look good in the entrance area but then becomes a narrow tube upstairs and rather unattractive.
- In the living room, in my opinion, there’s no coziness. The seating area next to the door feels like a through room and the corner at the back is always visible from the door. As soon as someone comes in through the front door, they can basically see through to the garden – that’s annoying.
- In the children’s rooms, there were just a few too many corners for our liking.

You’ve certainly already seen many floor plans. Personally, I find the floor plans of another manufacturer very recommendable and in your place I would browse again. It starts with R and ends with sch. ;)

Thank you very much for your comments, which we have partially already taken into account :-)

- the house will have an attic
- there will be two floor-to-ceiling built-in wardrobes:
1x between the children's rooms in the hallway
1x in front of the bathroom on the right side
- there will be a large garage with storage space
- there will be a laundry chute from the bathroom on the upper floor to the utility room
- the dressing room was also too small for us, it will be enlarged towards the children's rooms
- the kitchen planning shown on the website’s floor plan is only exemplary

Regarding the acoustics between the bathroom and bedroom:
What do you think about a nice sliding door in the bedroom?

Where can I find the floor plan for the house with the mixed facade that was mentioned?

You can get it from the house manufacturer with the mixed facade. It doesn't start with R but with H and ends with ma instead of with sch. Or ask Bauexperte. :)

If you want to occupy both children's rooms with children and reduce child2's room in favor of the dressing room, you should already think about how you will explain to child2 that you prefer child1 ;)

Several things strike me as strange, without having exact measurements. The pantry is pointless, as it is too narrow. 3 toilets? How many people are you? I don't understand the purpose of a children's bathroom, unless you enjoy cleaning and mopping. The kitchen doesn't work like that, but it is surely just a sample example. The walk-in closet is wasted space; you can get just as much in a large 3m wardrobe. And anyone who has even more clothes should consider decluttering :) Also, the price question always comes up. From my experience, most model homes are unaffordable because many, or all, extras have been installed. I would clarify that before I start dreaming :D
