We are still unsure whether 2 parking spaces in a row (so one basically between the driveway and the carport) are sufficient. Is that what you mean by "trapped"?

Otherwise, we have paved another uncovered parking space on the west side in front of the utility room.

I don't think the development plan specifies that both parking spaces must function independently. Is that usually a restriction?

I have now understood what trapped parking spaces are. Thanks for the hint, I had never heard of that before.

Neither the development plan nor the Lower Saxony Building Code explicitly mention the topic, so I don't see a problem for now. I will ask the architect again at the next meeting; I think he knows the regulations quite well.

The living room wastes a lot, a lot of space, which basically can only serve as a dance floor. But that is simply due to the very large upper floor. 26m² bedroom and dressing room, 19m² children's room and another guest room, you have to actually need that first. Do guests come so regularly that you cannot pull out the couch in the living room or accommodate guests in the office?

My mother is very satisfied with the couch in the living room and is with us for about 30, 35 days a year.

I have to smile about the outdoor facilities. 25k, I will also need that for the complete outdoor facilities including garden, hedge, tool shed, paving, etc. So for materials and tools, I will do the work myself. Just for an appealing fence (no double rod mat, no precast concrete parts) you can easily spend 25, 30k. If we are really talking about a completely finished garden, driveway, etc., from a professional company, not from "Handwerk 24/7 Poznan," then you will easily be at 60, 70k and have a good standard, nothing extraordinary.

For incidental construction costs, it depends on what the general contractor says in his contract regarding the foundation. If it says something like "30cm gravel base is included, everything else costs extra," then you will probably face several tens of thousands more. House connections also no longer cost less than 10,000 EUR.

Oh, I see. For some, perhaps insignificant... but almost 6m from the couch to the TV. Even a 70-inch device looks like a postage stamp there.

A trapped parking space is also a separate issue worth considering. When 2 cars are constantly in use, trapped parking spaces are sometimes very impractical.

Regarding the floor plan ... hmm.

    [*]Airspace ... that small one by the entrance ... what is it supposed to be useful for? That would be an immediate point for removal
    [*]floor-to-ceiling windows throughout the upper floor .. with the planned furnishings you can already nicely see the desks in front of the windows. There will also always be visible cables etc. That would also be a removal point for me
    [*]Stairs, they are planned quite tight, with the upper floor overhanging the first 2 to 3 steps. Take a close look at the section to see whether there might be a risk of hitting your head for tall people when coming down.
    [*]Entrance slalom past the WC into the office. That is also the main wardrobe and with 2 small children.
    [*]Kitchen / Dining .. if planned as such in the furnishing, terrace access from this area is more than impractical because the table is right in the way.
    [*]Master bedroom, unfortunately there are no dimensions, but I always find positioning beds with the headboard directly next to the exterior passage very critical. The corridor to the left of the bed also looks a bit narrow.
    [*]Children’s rooms are already very large
    [*]Bathroom and floor-to-ceiling window facing the street, it is clear that it will definitely need to be fitted with privacy protection. The layout .. not enough space between the washbasin and the bathtub. However, again, dimensions are missing for a more precise assessment

So, I think it should be revised.
