Hello everyone,
we have started again from scratch with a different architect. The corner windows from my other thread have now been discarded. We look forward to your opinions and suggestions for improvement.
Development plan/restrictions
Plot size: 454m²
Slope: no slope
Floor area ratio: 0.4
Floor space index: 0.8
Building window, building line and limit: see plan
Edge development: garage on the boundary, 1.5 meters to the street
Number of parking spaces: 1
Number of floors: 2
Roof shape: hipped roof
Style: modern
Orientation: eaves-facing
Maximum heights/limits: 6.5 meters
Further specifications: max 0.7 m roof overhang, no roof eaves, 30-35°
Requirements of the builders
Style, roof form, building type: 2-storey single-family house
Basement, floors: without basement, 2 floors
Number of people, age: 2 (26), 2 children planned
Room requirements on the ground floor, upper floor: about 75m² each
Office: family use or home office? More family use
Overnight guests per year: 5-10
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, kitchen island: yes
Number of dining seats: 6-8
Fireplace: yes
Music/stereo wall: no

House design
Who is the planning from:
- Architect
What do you particularly like? Why? Floor-to-ceiling windows, appearance
What do you not like? Why? Stair drawing in the plan (alternatives?)
Price estimate according to architect/planner: ~250,000 (plumbing/heating/drywall self-performed)
Personal price limit for the house, incl. equipment: 260,000
Preferred heating technology: gas + solar thermal for domestic hot water
Why did the design turn out the way it is now? e.g.
Standard design from the planner? We had little time due to the complete redesign, we oriented ourselves on a design from a large prefab house manufacturer that we liked. This was then optimized and adapted to the house dimensions.
Questions that have arisen for us:
- The utility/technical room will be too small at 8m², I assume. Where could space be saved? Controlled residential ventilation/heating, washing machine, our small current kitchen (on the wall, right when you come in, can accordingly be "shortened") and a drying rack should find space there.
- Do you have a better idea for the position of the fireplace? Between the two windows we find it maybe too tight. We would actually find it optimal on the wall opposite, but then it does not fit with the chimney in terms of room layout on the upper floor.
- Is the entrance area possibly too narrow or is there another way to position the stairs? We would actually like to place the front door centrally, but then according to the plan the stairs are in the way.
If further information is needed, just let us know.
