Since the house length is still greater than 16m, have you by now clarified whether the 16m privilege applies to you?

Regarding the planning:

I already find it much better now, simply much more structured. What somehow seems like a foreign body in such a structured plan is the pantry. It looks like it was squeezed in later into an otherwise great room.

Why not without a pantry? With clever kitchen planning, it will already have plenty of storage space anyway, plus you have 2 large rooms on the level where you could integrate a pantry. The most charming option for me would probably be a built-in cupboard under the stairs. And if you want an additional fridge/freezer, that can also be integrated into a built-in cupboard.

Just remove the 2 walls from the pantry to the kitchen, run the kitchen unit with tall cabinets all the way to the wall by the hallway, then you probably already have more storage space in those tall cabinets than in the pantry.

Because of the wall between the kitchen and dining/living area, which extends into the room, the kitchen won't seem so bulky.

- I find the wardrobe niche good, however, you should consider that with a raw construction dimension of 1.51m clear length, about 1.48-1.49m remains, so it’s a tiny bit too small to fit a 1.50m cabinet.
The same goes for the depth of 50cm. Is that enough for you? You should clarify that in detailed planning so you don’t regret it later.

- I don’t like the access to "13 Child" at all. Especially with the protrusion of the chimney.
It would make more sense to place the door on the left side of the plan, recessed from the left wall, so you can still put a cupboard behind it.

- The bathroom doesn’t really appeal to me.
With a width of 2.76m, minus plaster and tiles, approximately 2.70m clear size remains:

- For the shower, I’m assuming a width of 1m,
- The 11.5cm wall + 2x plaster + tiles = 15cm,
- The bathroom radiator has a depth of how much? 10cm?
- Washbasin depth of ~50cm

So the passageway would be: 2.70m - 1m shower - 15cm wall - 10cm radiator - 50cm washbasin = 95cm. That would be too narrow for me.

I agree with on almost all points. Only, I usually consider a 95 cm passage next to a half-high piece of furniture (sink) to be sufficient. What I don't like about the bathroom, though, is the bathtub position .. the view is only at the wall or with your head down into the shower recess.

Parent area .. I would rather place the head part of the bed towards the plan bottom, then redistribute the windows, because in the current position you lie in bed and look into the wardrobe area.

I see both the same way.
The views look good now.

We have clarified the 16m privilege. The clearance area is sufficiently available and therefore does not concern us further.

We will probably completely remove the pantry and instead use the space in "Technical," under the stairs, as well as the freed-up space in the kitchen.

Regarding the bathroom, we are still in the detailed planning phase to see how we could structure it differently. An update will follow.

Two questions:

1) Are there any ideas for repositioning the fireplace (among other things so that it doesn't run right through Child 13 on the upper floor)? Possibly the exterior wall between the kitchen and dining area?

2) What do you think about the beam between the kitchen and dining area? Is it really necessary or how can it be avoided?

Best regards.

It would be in the corner by child (12), I would rather push it into the corner by child (13) – possibly where the door is now, at the edge towards the passage / beam.

I consider it necessary there. Why should it be removed? – it structures the space; without it, you would have an L-shaped kitchen-living area.

Also: a staircase to the attic has been omitted - what does this connect now?
