I would focus more on the house.
A storage room on the upper floor may be important, but a functional bedroom is definitely more important. And neither will work if you only reduce the storage room. You have to give the bedroom, as it is now, about an extra meter.

Honestly, we haven't thought too much about the budget. We inherited a lot and are flexible here.
