Thank you very much for the initial assessment and tips. The children's bathroom definitely still needs some fine-tuning. A window is a must, and moving the walls is also a good option to make it bigger. The pantry should of course also have at least one shelving wall and possibly a small, narrow freezer chest? We also wanted to create additional storage space for, for example, a vacuum cleaner under the stairs.

Additionally, I have attached the plans of the plot, which, however, require explanation. Since we live in the countryside and have developed building land from an orchard meadow, we have officially applied for or developed 88/2, and 88 still belongs to us as an orchard meadow. In retrospect, we have now received the requirements that we can only start building the garage (which must be on the north side) and the house 15 meters away from the street, so we have to revise the planning. Garage and house parallel on the 15-meter line or somewhat offset??

In my opinion, fine-tuning is not enough. You grant yourselves a decent bonus room in the house, but the children are treated quite neglectfully. This may be because there are no children yet. You don't have to expand the children's bathroom right away, but the room needs to be there. Many give themselves a shower bath, while the children get a larger bathtub, that is, a family bathroom. Think it over. You don't have to do it right away, but you should reconsider some rooms to see if they are justified. In my opinion, the planning has to be redone anyway because of the toilet waste pipe in the master bathroom. It now ends up next to the panoramic window in the dining area ;)

The total orientation to the west may be justified by the view, but this neglects the south side. The sun will no longer reach the rooms in the dark season, so I would also install 2-meter floor windows on the south side here. I would swap the kitchen with the living room!

Since you can also get your shoulders caught between the pantry shelves and the wall, the space can be shortened by half so that you don’t have to squeeze through. The balcony can be omitted. Why have it if you have a garden?
How much budget is planned? Do you have to cut 30 sqm? ;)

Well, if the plot plans had a few measurements now and the possible building envelope was marked accordingly. The garage probably can't go on the north side and rather a bit closer to the street?

I will also reconsider the south/west orientation and swapping the living room and kitchen. We were thinking of possibly extending the terrace around the corner to the south side. The problem is that on the south side you look onto the village street towards the next village (including a farm) and therefore you can hear some traffic. That means the west side is a hundred times nicer. We have also realized that the balcony is pointless and it probably won't be included (only a flat roof).

The planned budget is about 450,000 to 480,000. Some personal contribution is also planned, but it will probably be in the range of 10,000 to 20,000.

I am looking for the plans.

Floor area ratio: 0.6
Gross floor area ratio: 1.2

The garage must even be on the north side. However, at least 15 meters away from the street. That means my submitted plan is already discarded.
