Well, I’m going to burst your illusion of looking into the garden from the living room: in summer, you are on the terrace, and otherwise often in the garden as well. You are in the living room when the garden is dark. Even in winter, when everything takes place indoors, you are at work during the day, and if you’re at home, you tend to go about your daily business or watch TV rather than stubbornly staring into the garden.

We understand your views, but still see the dining/living area as the centerpiece of our house. The living area will therefore remain in the west. The only thing we can imagine is planning an L-shape instead of the current I-shape, thereby moving the kitchen further to the west.

We definitely want the WC on the upper floor to be separated from the bathroom. One could place the WC where the shower is, but that would mean more unnecessary hallway space.

What else do you think about the floor plan?

The upper floor is a construction disaster: storage room in the south, bathroom above the living room. The drainage layout is interesting. I've already written more about it. The upper floor should have the rooms arranged sensibly, bathrooms stacked, etc. Then the staircase on the ground floor will shift a bit. That will do the 2.91 meters in the office some good anyway.

Otherwise: nice, but nothing special. Upstairs is a throwaway. The house itself can’t be seen from the section. It can become very nice. Everything already said.

If we knew the plot, we could assess the degrees of freedom for the house shape and dimensions. As it is, we don't know how variable this rectangle of 9.25 x 11.74 m might be. If I were to consider a fireplace in an energy-saving regulation house at all, I wouldn't want to see it from the dining table, but rather from the sofa without having to sneak a glance...

The plot is 20 meters wide and about 40 meters long. Neighboring plots of similar size are to the north, south, and west. Access is from the east.
Since this is a new development area, unfortunately we don't know how the neighbors will build.

In my opinion, the variability depends solely on the orientation of the living spaces.
If, as currently, everything is oriented to the south, as much space as possible must be kept from the southern neighbor. That also strongly limits the house width.

The point about the fireplace is also a good hint; we are currently working on that..



We have now slightly changed the bathroom/WC layout, so the drain/pipes could be located in the office below.
Good point about the storage room in the south, but we don't find a south-facing bedroom very optimal either.
So basically, is it only left to somehow swap the bathroom and bedroom?

Addendum to the property: the side building setback of the main building must be at least 3m.
