Hello everyone,

I have already read a lot in the forum and am now happy to create my first own post :-) I am very curious about your feedback and experiences and look forward to your replies.

Personal price limit for the house, including equipment: Fixed price from developer: For changes or conversions, special wishes, etc. currently a buffer of 50-60k planned
Preferred heating technology: heat pump planned

If you have to do without, which details/extensions
- can you do without: knee wall / storage space in the house, separate dressing area
- can you not do without: sofa distance from TV wall less than 4m, open living-dining area

Why is the design the way it is now? e.g.
Standard design from the planner or prefabricated design and already applied for by the developer

Currently, we have the following questions:
Too large technical room? Possibly restricts TV corner – Can this also be smaller or rather impractical?
Gable roof possible or rather not recommended at this height?
Would another staircase shape be more suitable for the design of the upper floor or the storage-technical room on the ground floor?

Could additional living space be gained with measures such as (additional skylight in a suitable place or structural measures such as dormer or knee wall increase, if within the price range (10-15k) and the building authority cooperates)

I am looking forward to your feedback and would be very happy about some experiences or tips from you regarding the "optimal" design of the floor plan.

So you buy the house finished? The builder is the developer? It’s his land, not yours? I don’t think the floor plan is bad considering it’s only a small 375 sqm plot. It does have a bit of a semi-detached house vibe. However, the TV area is obviously bad. No one can watch TV comfortably over more than 7 meters. I would first move the door to the utility room to the long wall, away from the corner. Is there a north arrow? Because of the sloping roof, a double winding staircase might be more interesting. Place it so that the shower is still possible upstairs. Nothing changes regarding the utility room. In this case, I would probably still swap the kitchen and living room. Generally, I would swap bedroom and child’s room. But that results in a somewhat different floor plan because of the other staircase.

Exactly, the house would be bought finished, i.e., turnkey including plot and garage. The plot is owned by the BT, the builder is BT.

For the TV area, we had considered possibly extending the wall to the staircase, thereby reducing the technical room and combining the utility room with the technical room.

However, I also find the idea charming to swap kitchen and living room, but then you always have to walk through the living room to get to the kitchen.

These are the views:



I would not want to swap bedroom and children’s room, since the bedroom currently faces the meadows and the children’s room is next to the bathroom facing other houses. Or did you mean the children’s room with currently 11.13 sqm of living space?

And what is that supposed to achieve? Maybe, and not just maybe, but definitely, you should draw in your furniture - then there will probably be one or two illuminations. So what? You don't spend much time in the bedroom, but you do in the children's room or hobby room. I also wouldn’t know why you should now share the balcony with the parents or with the child. That would mean zero privacy. But of course, you can also leave it as it is.

To recess the stairs like that and then create these narrow spaces behind them – what’s the point? I find it absurd. Why not just reclassify the room at the entrance to the [Technikraum]? Then put the stairs against the wall where they belong and add the whole rest to the living room so there’s finally some space?

Above is a sloping roof and does not allow that! Also, a staircase like the one at would probably not be possible with an eaves height of max 4.20. So what remains is a straight staircase that must be removed from the outer wall. The mainstream option is probably not feasible either because the house is too narrow, most people do not want the conventional staircase position by the entrance, and it would also make the area too narrow.
