Hello dear forum,

attached is our first draft of our planned single-family house. I would like to receive good ideas, criticism, tips and tricks from you... excuse the fact that dimensions or partly the furnishings are still missing. I am only concerned with the rough floor plan.

Between the living and dining room there should be a fireplace or a replica which serves as a room divider. In the pergola, which is to be equipped with a solar glass roof, a pool is planned if the budget allows.

We plan to build with a construction manager or supervisor with individual trade contracts in solid construction.

Can you add some dimensions to the floor plan? Please name the rooms on the upper floor.

Phew, difficult. I find it somehow way too convoluted. Probably it’s supposed to feel airy and open on the ground floor - but I don’t think that will work. but I’ll stick with the folds for now. The garage with five meters length is obviously nonsense for the vehicle - or do you already know that you will never drive a station wagon or sedan? The upper floor doesn’t work like this. Narrow corridor to the parents’ area. From the too narrow dressing room you walk directly into the shower. Many square meters in the bathroom yet everything feels strangely cramped. Honestly - throw away the floor plan and go to an architect. You’ll have to go anyway.

So the house can be built much smaller without losing living comfort. In addition, rooms can be enlarged to reasonable dimensions. In short, forget the floor plan. Let's start with the upper floor.

Parents' area:
Far too little space between the bed and the wall. 2.55 - bed including frame - plaster, someone has to climb over the other.
Walk-in closet is okay.
Parents' bathroom 4 sinks?
What is the purpose of the mini hallway (this creates the feeling of being in a much too small apartment, as in many other places as well).
Children's bathroom. Judge that, it doesn’t work.
Reading corner is probably a by-product.
Very bright, hardly any space for books and no quiet.
Large gallery causes sound transmission throughout the whole house.

Ground floor
Office hardly any storage space.
The slanted wall does not fit with the house at all.
Guest toilet reminds more of a public port-a-potty in terms of dimensions.
How deep is the pantry?
Sofa looks rather delicate.
Positive: finally no tiny table.
Wardrobe is completely missing.

Is this seriously supposed to be a kitchen in a new building? Back to square one and very quickly, many things don't fit!
