Sell an apartment from a two-family house immediately after completion

I seriously doubt that the majority would prefer living in an 18-unit bunker with 17 neighbors above, below, left, and right, instead of a two-family house with its own garden. But if someone wants that, I wish them good luck ;)
There is definitely no shortage of prospective buyers working at Bosch, Siemens, Daimler, Porsche, IBM, or elsewhere who are looking for a quiet apartment in the area.

One apartment to live in and a home office. I don't see that as a problem now. Yes, that's true, but I prefer to live smaller and be debt-free faster, rather than treat myself to a dream property that I pay off until retirement.

I think the luxury of the baby boomers (who also didn’t get anything for free) is simply over, when the man as the sole earner could comfortably pay off a little house in the countryside. Nowadays it’s getting tighter and you have to make more compromises.

I used the 18-unit apartment building as an example because there are still some without elevators. In a multifamily apartment building with many neighbors, the relative chance of encountering exactly the neighbor you dislike is lower than in the "JustMeAndTheIdiot-apartment building." The sixty-family building would be at a relative disadvantage here again, since elevator encounters would add to this. For the third and final time: the two-family house is only more popular in the "side-by-side" version.

The fact that the market in affluent metropolitan areas absorbs even broom closets does not change the relatively higher favor of maisonettes over flats. Look at the real estate classifieds to see how many people are looking for building partners for semi-detached houses and how many for two-family floor apartments, then hopefully the penny will drop – otherwise, I will not repeat it again.

hm… whether the high earners would buy something that is then affordable but “only” 100sqm?
I would probably want to rent: ground floor, south terrace, try out if 100sqm is enough for me/us. However, the landlord would live above, and that makes the multi-family house more attractive again.
In this respect, check for yourself a) the restrictions and possibilities of the plot and b) the target group for purchase or rental.

But few high earners think like that. If you browse through the forum here, many prefer to build bigger and more independently.

You don’t need to repeat anything either. Because the lack of buyers is absolutely not the issue and not remotely the problem. It’s about taxes and KFW.
