The KfW only funds what complies with the state building regulations. Since the KfW knows that building regulations are the responsibility of the federal states, they omit a detailed definition or listing according to the respective state building regulations in the description.

Before the funding from the KfW is paid out, the apartment must be approved as such within the scope of the building application. This means it must meet all requirements for fire protection, sound insulation, and parking regulations. These are additional costs that usually exceed the amount of the funding. However, a good architect should know this. A contractor might possibly offer less customer-oriented advice.

The confusion also arises from the fact that neither the ministry seems to have a clear idea of what the purpose of the funding is nor are the conditions easy to find. When searching for information, one stumbles upon hundreds of pages praising the granny flat as a super clever money-saving idea. Genuine multigenerational living, however, requires space and money. This idea of the frugal grandma in her little room with nursing home charm is so detached from reality. Granny flats are also not suitable for care situations, as they are almost never designed with care-appropriate layouts due to space and cost reasons. So granny flats are more of a construct for au pairs and private caregivers. In other words, classic client-specific funding. Or hidden home office funding.

We thought it makes sense to take something like that into account directly in a new build.

It’s better to independently and self-determinedly “downsize” beforehand.

My parents managed their (second to last) move completely on their own in their mid-60s and are happy.

The also economically completely nonsensical idea of avoiding this through a pseudo-granny flat, which is not even supposed to be rented out, would definitely be classified by 11ant as the “mother of all stupid mistakes.” Or something like that.
