Just for you and the OP:
Please use the forum search. This topic has been discussed in depth at least once every year over the last 3 years, if not more often. Always with the result that the planning alone as a two-family house or EFHmELW is not sufficient.
The complete construction execution including fire protection, if applicable noise protection, ventilation, electrical, additional parking space and everything that belongs to it must be carried out as planned. As soon as even one door is missing (because it can be done later), the conditions are not met. These costs are likely to exceed the funding. A certificate of separability, however, is not necessarily required.
I phrase this here fundamentally so extremely because everyone who pays taxes here has to pay for these incorrect subsidies. So don't waste any thought on "grabbing subsidies" as was nicely put in another thread on the subject.
