Never ever ever for your budget.
We are currently building with geothermal + solar, 140 sqm, house including elevations at about 340,000, without garage.
You can figure out if that can work for you.

Mhm, I don’t think so - I think that won’t be enough.

If such a house is to be built, then there are also appropriate demands in terms of fittings. Therefore, I estimate the costs at €650,000 - €700,000.

@TE: you’ve got quite a project ahead of you... :D

Forget studying architecture. This won't work. Upload a plan showing where the house should be placed on the plot. Because that's where you start. Even if 1200 m2 is quite comfortable.

Sorry for the maybe silly question, but how exactly is that to be understood? Basically, the property is at 409m above NHN. It is not on a slope but rather level ground as far as I know. If I misunderstand, please give a brief info again.

Well, for the staircase we took the standard measurements in the planning program. So 3 meters length and 90cm width. Is that so far from reality?

Living area on the shown floor plan would only be the interior measurements, or are we misunderstanding? My figures represent the exterior dimensions, sorry for that. Nevertheless, we will have to reduce our ideas a bit since our budget expectations cannot be met with this plan.


We already own the land.


Well, we are both employed and standing firmly on our own feet, as the saying goes. We know where we want to live and before paying rent to our landlord for more years, we thought it better to take this step early.


I wouldn’t fully agree with that. Regarding selections, we thought of standard, so nothing overly extravagant.


Of course we haven’t studied architecture, we are still at the very beginning of our house building plans and first wanted to estimate whether our ideas are even feasible. Here is a rough, layman’s representation of where the house could be positioned on the property.. We thought to keep the prescribed distance of 3 meters only to the northern neighbor since nobody will build there anymore anyway. That would give us the possibility for the garden on the south side.

Better take 4m and 1m width for further planning. 3m is usually never enough, I wouldn’t want 90cm either.
