It's all fine in a layman's way - you are still at the very beginning and have no idea what awaits you.

You talk about "standard equipment" - "nothing excessively fancy" --> What is partly installed as standard, no one wants - believe me, even if you think of the "standard," it will not be included - it is always at least one level below your expectations, at least in some things.

If you actually have a budget of 380k for the house including sampling --> WITHOUT garden/complete ancillary building costs/kitchen and "Kleingruschd," then you can build a house with a maximum of 150m² WITHOUT a basement and hope that a garage is still within the price budget. Geothermal energy and solar also cost a lot of money... If that is your wish, you will certainly have to save in other areas again.

Just make a non-binding appointment with a regional general contractor and get advice - have something drawn up that fits your price budget - taking into account all incidental costs, etc.

Then first reduce the floor plan. I also estimate everything will cost 600 to 700 k until you can move in.

So there are already single-family houses to the east and south. To the north we probably won't get a neighbor and to the west there would be the street.

In Bavaria, construction prices are of course also enormously high - similar to us in BaWü.
