I currently do not have a plot yet and this will not happen quickly either. I was only concerned with a theoretical floor plan design even though I know that this should always be adapted to the plot and if e.g. the street runs north it makes the whole floor plan meaningless. After all, the chance is 3/4 :) Regarding the prices: in the countryside, at least where I live, you can buy large land comparatively affordably. What do you mean about the clerestory windows, I did not understand that?

Was that referring to the program's presentation or the "design" of the house? I am aware of the costs.

Without land, every plan is pointless.

What if you design a dream house and in the end the zoning plan says no, or there are other aspects of the land that significantly influence the design?

What you can do is write a wish list of what you would like to have. This can then be turned into a floor plan by a professional once the land is available. It is also very important to know your max. budget.

We once had a holiday home with a sunken living room during our winter vacation in France. This fireplace corner was even the main reason why we booked the house. It had something of an old James Bond movie. After a week, no one felt like trotting up and down the steps anymore. Especially not my sister-in-law, who had twisted her knee. For old age or after a bottle of wine, it’s nothing either. Conclusion: a nice architectural gimmick, but rightly fallen out of fashion.

Floor plan design is not really my thing (I'm more of the financing guy / renovator), but: - no practical entrance area - WC right next to the kitchen and without light/natural ventilation. If a guest really messes up there, the cook of the house will be happy - Bathrooms without windows (except in the ceiling - really expensive, impractical, always a sealing issue, hard to clean, etc.) - low angled sun in the morning/evening always requires artificial light. No wellness feeling in the main bathroom. Houses with such rooms (= actually trapped rooms) probably cause a 10-15% value deduction in the appraisal (and possible sales price). How do you ventilate after showering in pouring rain? - Entrance with 17 sqm oversized, but only useful as a corridor - Hallway is a dark corridor without light - Split level for the living room is 60s style and in the planned pool variant a disaster in terms of movement (always stairs up and down) (for children, every trip to the toilet, every trip to the kitchen, not barrier-free, etc.) - Saving costs because of conduit routes? For that purpose combine everything in a house that will easily cost 3/4 million (just the bare house under construction)? - Exterior appearance with the drawn roof pitch causes eye strain. On the high front of the shed roof, you have a 3 m high wall above the living spaces with... well, with what actually? Unused, heated interior volume that looks like a prison wall from the outside. 30-40 sqm bare brick. - Interior appearance, especially on the high side of the roof. Small rooms (3+4), which are higher than wide. That will definitely look great ;-) - Static will also be a costly issue - Big family present or planned? Then plan a children's bathroom. I know what it means to get ready with three girls (no matter whether morning or evening, when everyone has to use the bathroom at the same time after the stable) No, I don’t want to write more. Please tear the design apart and go to an architect if there is a plot of land. There is a reason why you have to study for several years to be able to make reasonable plans. Then create a space program and name the things that are important to you. Even an average architect with some experience will conjure a sensible house onto paper. Or rather into the computer. Or look at sample floor plans on the internet. It’s full of reasonable designs (depending on life situation).
