Without land, you cannot plan a house. The house has to stand somewhere.

Let the planning be done by professionals.

I’m a bit undecided whether you wanted to entertain us for the Sunday brunch or if this should be a serious planning discussion. I have something similar planned from about sixteen to twenty, although my housing ideas were also strongly influenced by Robin Masters’ estate ;-)

That means there is an example property, but you have no option on it?

That can take a long time. The lack of a price expectation fits with your unsuitable saving ideas. Just as a rough adjustment: the property you need would be about seven hundred sqm, the one shown is about two and a half thousand. That is rarer and more expensive in Lower Saxony than in Mecklenburg-Western Pomerania or Brandenburg. While I read your initial post again thoroughly – spontaneously I first had to laugh out loud about designing the bathroom windows as clerestory windows for splash protection – I’ll first call in , then you can play piano four-handed (on Sundays I like to have classical music for breakfast).

Apart from the exterior views (which give me eye cancer), 210 m2 of living space is also quite expensive.

What does the household budget say about your construction project?

Thank you very much! This is very helpful feedback! I hadn't thought of that at all. The wardrobe was planned in the niche next to the front door and in a niche in the fireplace. The windows could possibly be made narrower. Combined with skylights, it could be sufficient in terms of light. Do you think this floor plan can still be usefully modified, or should a completely new one be created/used?

Could you name a few points that stood out to you? I like to learn and then know what to pay attention to in the future.

That’s true. In the living room, you could possibly build a support into the chimney, and I actually wouldn’t have a problem with exposed beams or girders. Do you think that would make it possible? The short side is 13.7 m long. Window positions are definitely problematic, I’ve noticed that now too. Do you think there is a way to position the doors more sensibly? If you place the door in rooms 3 & 4 centrally, it might waste some space because it would not open directly against the wall, and the short side of the room would no longer have space for, for example, a bed.
