In that respect, it’s quite well solved. I wouldn’t start with the parking space regulations first, but I would also see the preservation of the garages – even if there currently is no car in the family.
What bothers me is the completely open chill area. Not that I think conservatively, but a wall also structures, brings coziness and privacy. That is missing here. The TV lacks a back wall, and the view to the terrace could also benefit from a 2-3 meter privacy screen so you don’t have to look at things stored on the terrace. Therefore, I would see a 2-meter wall at the top left of the plan as a privacy screen towards the garage and seating protection for the sofa, as well as a 2-3 meter long wall at the top right of the plan towards the terrace. These don’t even have to go all the way to the ceiling.
Furthermore, what would annoy me immensely are the wet rooms: the ground floor is enough, the first floor can also be enough if the attic has a family-friendly balance of a bathroom. I also wouldn’t argue away the tub, there are plenty of pro arguments (medical baths, washing the pet, soaking wool, cleaning food or other hobbies, because on Pinterest you don’t google what you don’t know)
The attic can’t serve as a granny flat anyway, so I mostly agree with ’s version. I would set up the whole as a family bathroom, the office can go into the smaller bedroom.

In my mind, the garages absolutely have to go. We are a cycling family and the semi-detached house is close to the city. We want a bike shed/garden shed, but no garage.
Subdivision for a large room is a valid point.
We don't have a TV, so that gives us additional space for light.
I would also make a wall to the bike garage, like what is marked in red. Beyond that, I see no need for privacy screening.
Wet rooms: we agree on the tub: we don’t need it. We have plenty of experience without tubs.
