P. S. new development area: when is the extension supposed to take place? With an NBG, building eventually comes to an end...

Hello Yvonne,
thanks already for the suggestion. Something like this (see attachment)?
- I have made the dining area smaller so that I can still fit the guest WC with window somewhere. For that, the utility room / technology / storage room is now larger.
- The hallway is now a bit big...

Regarding the new development area: The extension was planned in about 5-6 years (when the first child starts school and we need a second child's room). I didn't even know there are building stop limits there... I will ask the mayor.

Hmm ... quite angular ;).

Can I imagine the expansion of the property like this? So to the right and thus also shifting the 3m boundary?

Are the dimensions roughly correct?


(I rotated it about 10° to the right ... tried something out, but I'm rather waiting for confirmation of the property.)

EDIT:
Do you already know if the neighbor will build downwards as shown?

Hello kbt09, the city plan is still in draft form. The mayor has assured me (by email) after consulting with the civil engineering office that the parcel can still be enlarged to 954 or 1000 sqm... Since the parcel below is already reserved, I assume it will be expanded to the right... But it is only certain once the plan has been revised (I think beginning of January). Yes, it will be about 200 sqm without a garage... However, I don't have a basement for that... I have roughly planned the house itself to cost 380,000 € completely. The land is separate. Thanks for the note about the bicycles, you are right. Regarding the land dimensions: Maybe I should wait until the final measurements are available. Also, thanks again for the note about the windows... I still have to completely revise them.

Regarding neighbors: This is only a preliminary reservation. The houses were only sketched there as examples by the civil engineering office. So far, this development overview exists only unofficially, handed over by the mayor... The construction area is supposed to be advertised in January... It is still a meadow there... Yes, I think it is first important how the plot will finally be expanded now...

Regarding the garage situation: I would now have mentally pushed it further back. I find the idea of "staking out" a virtual pie slice through the outer corners of the buildings interesting. Small details, like where the WC or cloakroom will go, can be planned by the architect. However, I would then also be interested in the design. Please upload it then :) Maybe I would smooth out a few edges... Could the 380000 be a bit tight? -with or without extension?
