So we played around a bit more and now I can show it better :)

Photo 1 current: this is what the house looks like from both sides including the extension at the back that is not covered. (a few windows are of course missing)

Option 1: the extension at the back remains as before and on the side the planned extension including the "dormer" can now be seen.

Whether we will carry through the new extension all the way and have no dormer upstairs but rather a continuous roof terrace or something, we don't know.. ideas are welcome :)

Option 2: no side extension but the extension at the back is also continued upstairs.

Good day,

if the building authority cooperates, *I* would clearly prefer the single-story extension variant; however, the extension should be as deep as to align flush with the existing side room. In this extended addition, a combined bedroom/dressing room can be nicely accommodated. Then the reclassification of the rooms in the attic is no longer a big problem.

You will not get a dormer approved in this form; it has to align flush with the side extension and thus be applied for as a cross gable. Here, the question must also be clarified whether the building authority agrees to a calculated two-story building in this context. That would look unusual for *me* as well; a 3-gable house has no extension that impairs the harmony of the building to such an extent.

You should think carefully about the roof terrace topic; the load-bearing expansion costs money, and if you look around a bit in the forum, you will find that the roof terrace - where it has been built - is misused as a place for a drying rack. You have a garden; that will be your preferred place for relaxation. For the morning coffee on "an" outdoor spot, *I* would rather replace the BRF of the kitchen with a floor-to-ceiling window element and create a small terrace.

Overall, you gain more _usable_ space with the single-story extension, aligning flush with the existing building; the costs – especially if the existing house is not cellar-basemented at this point – should only be slightly higher than with the expansion of the attic above the extension. Especially because the attic – with all affected trades – must be completely redesigned for this.

Thank you very much for the tip about the dormer! Also the topic of the roof terrace... I would hope that one of the 4 children would use it... I simply imagine it to be nicer to have a railing on top and some greenery than to have the bare extension standing there. I’ll show you a floor plan variant with furniture. In this example, however, the extension is wider than in the exterior view. Here we would then build on at the height of the basement and, annoyingly, there would also be a basement window there. Can you even build over that? Would the circulation be ensured if you put a crawl space in front of it? We are grateful for other floor plan ideas ;) you already mentioned it, bedroom and dressing area? ;) Best regards

Sure, you have to close it, but then you also have the problem of intercepting again.

Other people are responsible for floor plans here; they can do it much better than I can ;-)

Closing would be bad because the room would then have no window at all and the room probably depends on it... It is already damp... I was hoping that it could somehow circulate sufficiently through the crawl space :)
