Preliminary floor plan of the planned house - feedback?

The period for processing the contribution has expired... hmm... Then just a new one...

One more question regarding the architect fees... That would be phases 2+3 or are more phases necessary for this?

-> Rough draft (preliminary planning) + creation of floor plans (design planning).

According to the internet (Immobilienscout), you have to expect about €4k for phases 2+3. Is that realistic based on your experience...? Honestly, I imagined it to be significantly more expensive... :/

If you are already doing these finger exercises with floor plan designs, then never isolate a single floor. Because so much depends on the staircase position, etc., that you cannot simply create an ideal floor and hope that it fits on the other floor.

Regarding the set plan: The sequence of sleeping, dressing, and bathroom is extremely impractical. If you get up at different times, there is quite a bit of noise in the sleeping area. And if you just want to quickly get up and brush your teeth, eventually your toothbrush will end up in the children’s bathroom because it’s too cumbersome to always go around. And, as an addition to the finger exercises, windows and thus also view planning are part of it. For example, your bedroom now only has space for a window at the head of the bed, which I always find very unfavorable because of drafts. And the children’s rooms only have skylights?

Hi Ranii,

I am usually a quiet reader in the forum, but I just followed your thread with interest because you have similar requirements as we do. I find your floor plan above somehow way too complicated; the way to the bathroom is really long with many corners; I also don't like the shape of the children's rooms.

We are currently building a house with similar requirements, maybe you can take our floor plan as inspiration. In our house, you go from the hallway into the dressing room and then to the right into the bedroom or to the left into the bathroom. So no long distances and no problems even with different wake-up times.
