I would personally always prefer a ground-level terrace facing the garden and then rather catch the rest with 2.3 rows of L-stones after 8m of lawn, in order to have the house feel and not the rental apartment vibe, because a staircase to the garden is very disturbing from my point of view (even if it is only 1m).

You would then have to provide the site plan or a sketch. The house should adapt to the slope or property. If you have a slope „there on the side,“ the house adapts by making the garden inaccessible. Read ’s #41 again slowly and try to understand it. May I ask from whom you obtained your offers and what you understand by turnkey and what the company calls turnkey? Because that does not necessarily mean that the basement is finished, but that it can be finished as living space. The general contractor provides the ceiling height and the windows. Specifications of construction services are usually very tricky!

It is becoming clearer to me now. If the garage is built by the builder, it is not a freelance architect. An agent of the prefab house builder (here it is also called [Zeichenknecht]). Now I also understand why a slope towards the garage is planned, the terrace is elevated, the house is set too high, etc. This is not really a slope within the building plot. An architect would probably have considered something with a split level at least on the ground floor.

I am attaching the leveling here. I hope it will then become clear. The depiction by fits very well, as you can see. East of the house I would only minimally adjust the terrain. From the rear edge of the house, one could aim for an average terrain height of 463.60, for example. The terrace and the ground floor might then be at about 464.80. As I said, all currently just preliminary thoughts. Maybe both 20 cm higher as well.

The offers are from reputable manufacturers. I do not want to start a discussion about the individual providers here. Turnkey does indeed mean turnkey. I get the key and move my furniture in. The house is completely finished inside. Regarding the basement, we had to discuss a bit until the underfloor heating and so on were fully included there as well. But here too I insisted that it be finished.
