Here is a suggestion for the ground floor



There will be another room. Possibly as an office, guest room, or media room.

I am absolutely against those long open-plan rooms. They are like furnishing shoeboxes. Little floor space, poor acoustics, hardly any zoning, no quiet area, and everything always seems cluttered somehow. Especially with children, it is a guaranteed recipe for chaos. Unless you tidy up every watch minute.

I completely agree with you. Maybe I only find it nice because my children are already grown up. I find only 2 living rooms even worse. When it comes to floor plans, there are better participants here.

I also share the idea from Hanghaus. Namely that you add another room below and thus save the basement, and the floor area then increases on the ground floor/upper floor. And again about the additional costs. Don’t forget the following items:
    [*]Real estate transfer tax [*]Building application [*]Building permit [*]Surveying [*]Soil report [*]Possible demolition of old buildings [*]Tree felling work [*]Construction road setup [*]Removal of soil or soil replacement [*]Development costs (electricity, water, sewage, telephone, etc.) [*]Construction water and construction power [*]Insurances
That can add up to another mid five-figure amount.

I don't want to suggest any changes to the floor plan because, like ypg, I have the impression that the clients love their design too much since it includes almost everything that one needs today. I rather have the feeling that the floor plan will only be critically reviewed once the first complete and concrete offers are available and it turns out that 100,000 euros are missing from the budget. I would recommend revising the house on the left side, shortening it, and letting go of the ideal utility room with garage access, realigning the kitchen, and removing the third shower from the guest toilet. With a > 80 sqm basement and a big garage, I don't need a large storage space. Personally, I would forgo the basement and try to structure better above ground. If the development plan allows it, I would, if necessary, enlarge the footprint and build 110 sqm per floor.
