In my eyes, the budget does not match the house. The basement, as a living basement, is equal to the other floors in terms of construction quality and therefore also the construction costs. And these days, the sqm price in the more affordable regions is also around 3000 €/sqm for a normal quality level.

Calculation 1: €700,000 + 20% = €840,000 (Architect often underestimates by about 20%) Calculation 2: 250 sqm x €3,000 = €750,000 plus incidental construction costs €50,000 plus double garage €35,000 = €835,000 These are just calculations… ;) But the slope is not really a reason for a basement. It is leveled by the fill. Regarding the floor plan: it’s a shame that you cannot access the garden from the living area at all, only through the rather small doors on the terrace. And the kitchen is definitely too small: there is no space for tall cabinets at all. The children's bathroom drainage should be avoided through the dining area. Otherwise solid, if you disregard the calculation.

I think the prices are far too exaggerated. A good architect doesn’t miscalculate that much. One offer is 10% higher and another is 10% cheaper. A basement doesn’t cost 3000€ per m2 (even a basement with a hobby room). I would rather estimate 3k x 160 m2 = 480k + 120k for the basement = 600k. Plus additional construction costs. The total from the thread creator is already well estimated. And the garage can also be a prefabricated garage.

Does the outlet in the basement cost less? The doors? The floor coverings? The earthworks? Possibly necessary waterproof concrete? Light well? Excavation disposal?
