Where is the problem with the south-facing orientation in the master bedroom? We could probably improve the upstairs furnishing if we adjust the bathrooms a bit. This will then be checked all at once. Laundry rather not on the upper floor, since we do not want even more space overall or in the upper floor.

The wardrobe area could possibly be optimized. We would have to check how deep it will actually be.

The garage door limits the terrace depth in the direction of the property width, or is that what is meant? We definitely want to have access to the garage. Of course, the door can be moved towards the property boundary.

I really don’t see where we could save 50 sqm that would then also bring us a corresponding financial saving. Of course, we could consider a partial basement, but from what I have read here, the cost saving is only very small. Upper floor area can hardly be reduced in our opinion. That results in the area on the ground floor and then also in the basement.

We could do without the fireplace but would that then be a saving of 10,000 euros?

Mmh... well, I would very urgently address the budget question.

The plot would also interest me, the terrain within the building does not necessarily require a basement. The issue is that the wish list is quite square meter intensive. So the question arises what do you really need and what is just nice to have? The set budget, in my opinion, will not be enough. How much have you calculated for the total budget? If I already see two light wells... who is doing the garden and landscaping? And what is calculated for that?

If the budget is sufficient, a lot can be implemented that way, but if not, then it is the architect’s task to bring the wish list and budget together or to say what you get and what not. You live, eat, cook, lounge in just under 60 sqm. And otherwise, you have been very generous with many things. You could save quite a bit there; implementing that cleverly would now be the architect’s task. But the question of the budget is the starting point...

Your budget is too small for 240m²...

Where you can save:
- Remove parent bathroom
- Change bedroom to children’s room size

That already makes you 7m² smaller. 7 * 3 floors = 21 m² saved.

Furthermore:
- Remove upper plan projection
- Remove garage
- Remove fireplace

Ask yourself whether you need the basement or if it might be better to build 2 floors of 100m² each instead of 3 floors of 80m².

Either way: a little tweaking won’t be enough here, unless your budget is flexible (upwards!).

The south room is the warmest room. For sleeping, you probably want it cool.
And the south room is one of the brightest rooms. It’s just a pity if you give a child a dark north room and don’t use the nice bright south room yourself.

I also wouldn’t do the washing on the upper floor, then you have to carry the washed laundry downstairs to hang outside.

I definitely wouldn’t do without a fireplace nowadays. With it, you can quickly create a cozy warmth in the evening, which the sluggish underfloor heating cannot do.

A fireplace is nice and possibly sensible, of course. But it also has to fit the house / budget.
