It could be because the drawn-in dining table takes up that space.

I find the windows okay and wonder if there are enough upstairs in the rooms. I would carve out one square meter from the utility room for a shower. Where the dryer is. Just stack the washing machine and dryer on top of each other.

I find the kitchen interesting. Is the workspace enough for you? Maybe leave out the door to the hallway and replace it with a countertop. Yes, the path to the utility room will be longer. But I don't find that a problem.

Oh dear - I only see poor planning here, which has no meaningful relation to the beautiful large plot and the cardinal directions... A lot of space is wasted, where it would be needed, it is missing.

I can hardly believe this is a plan from a real architect.

I actually like the Vio very much, but some things in your floor plan are a bit problematic. The fireplace is very close to the dining table, since you can't place the dining table that far into the conservatory. You should reconsider the kitchen layout, the sink is too close to the stovetop. You shouldn't do without a second shower bathroom, with two children it's otherwise very stressful. Have you looked at the slightly larger Vio in Köln-Frechen? There, the shower in the ground floor bathroom is integrated further down, you could possibly do without the space in your utility room. Your dressing room doesn't really make much sense, it takes up space and there is no natural light. How is the shower going to be designed, with glass doors?

Wow, thank you very much for all the input! I don’t want to see the planning as black as some do here, but I would like to address a few points.

- The kitchen is only a "placeholder" and the sink is located on the opposite side of the island (there is another 2.4 meters of workspace planned there). Two tall cabinets are to be placed in the niche.

- In my opinion, the light strips measuring 3 meters x 85 cm let in a lot of light. They also make furniture planning easier and later allow for more options in the kitchen.

- We probably do need to rethink the dressing room and the position of the bedroom.

- We are not happy with the position of the fireplace either, but we are a bit out of ideas. I would be very grateful for suggestions!

- The second shower bathroom was simply a cost issue. After the conservatory, bay window, and controlled residential ventilation, you have to make compromises at some point. Also, we would probably have to separate from the door of the utility room.

- The shower upstairs is enclosed with glass on both sides. A double sink is also planned there.

PS: The Vio in Köln is great

possibly place the fireplace in the lower left corner of the living room (then it goes through the bathroom upstairs)? If the current layout of the upstairs remains, then there are not many options.
