First concept, single-family house floor plan / opinions

Hello everyone,

our architect has presented the first concept of our single-family house based on our suggestions.

Living area according to DIN 163m2
House size 11.45 x 9.45

Please share your opinions or improvements or ideas with me....

and to pee, do you always have to go upstairs? For me, a huge faux pas by the architect. Are you building with a basement? If not, the utility room could quickly become too small. Storage room under the stairs is also always useful in houses without a basement. Staircase too close to the dirty zone (entrance area) of the house. The bay window is a nice style element, but unfortunately has no use, only costs. Have you given any thought to the furniture? Where will the couch be placed? Perhaps in front of the exit to the terrace? Move the toilet from top to bottom and make the upstairs toilet a laundry room or a storage room. That makes more sense than two toilets side by side.

Hello,

first of all a fundamental question: Where is south?

The floor plan itself is not bad, but I do have a few comments on it:

Staircase to the sleeping area starts in the dirt zone at the door => Not ideally solved for me.

Access to the living room from the hallway: The single door is, in my opinion, at least visually too narrow. Double door or completely open (wider) passage?

Kitchen: No direct access from the hallway - is that intentional?

Dressing room: Where do you want to place wardrobes there? Window, door, and sloping roof greatly restrict the possibilities.

Above all: No WC on the ground floor???

Ground floor fits. Upper floor: The south one. Children's room: Move the eastern window further south so that a wardrobe fits against the wall. The extra toilet upstairs: Have them show you the toilet as it is (build it with simple boxes / blankets). Since the roof window is too far north, you always have to duck under the window reveal when sitting down and standing up. I would move the window further towards the gable so that it is comfortably accessible. The second child has a smaller, darker room. Do you have more children planned?

I can hardly imagine that an architect would allow something like this:
- no toilet on the ground floor
- front door directly at the bottom of the stairs
- asymmetry due to a "freisitz", combined with a bay window, which doesn’t really provide added value
- 2 toilets on the upper floor right next to each other – what’s that supposed to be?
- a dressing room in which not a single wardrobe can be placed
- what’s the point of the unused hallway on the upper floor
- where does the door in the study lead? Garden? Then dirt will always be carried inside.

The toilet in the attic was an idea to have more space on the ground floor, but by now we see the disadvantages and will change it. Yes, we are building without a basement. Storage under the stairs is planned and will be implemented.
