I'll put it this way, I've already negotiated quite a bit. In two stages.
The risk here would be that it then goes to another interested party...
The current point (two small children) for the house is perfect at the moment

...that's "only" 426k€.


520 + 35 + 100 - 160 = 495k€.
Where do the missing 69k€ for financing come from?

this is our leverage with an existing home savings contract. Here, just over 30k€ have been saved and we can take 30k€ as an unsecured loan without a land registry at 2 percent. here is a variant where we do not finance the approx. 100k€ through the main loan, but 60k€ home savings contract + 30k€ equity (we can save the 10k€, e.g. guest bathroom, front door, only next year)

this is currently my favorite, as I still haven't received confirmation that it is advantageous to run the renovation/refurbishment costs through the bank. Advantage of the home savings contract: I don't have to provide proof (that suits us because we want to have some things done by friends/acquaintances)

Ah, now we are including an already existing [Bausparvertrag] because there is still plenty of time until the end of the year? Sorry, but I am slowly losing understanding of you. On the one hand, everything must be done quickly and on the other hand you want to combine [KfW], bank, [Bausparvertrag], and the offers are not good enough for you. I'm out of here.
