But you can't compare that. You pay very different monthly installments and periods in which you make these payments. So you do add up all the payments, but that is not a cost comparison.

For example, to be able to compare, you have to pay identical monthly installments. Because they reduce the principal debt and thus the interest payment.

Just take another look at the examples. I have deliberately assumed comparable monthly installments.

Yes, thought about it again. Had a flaw in my thinking… What do you think is the cost driver in the BAuspar variant, the first nearly 20 years when little or no repayment is made?

Yes, definitely. Every euro you don't repay but instead put into the [Bausparer] at 0% costs you a negative interest rate of 3.6%.

Unfortunately, the financing is developing more difficultly than expected. Due to "illness" of the bank employees, the processing time is extended, which simultaneously means that the combination with the KFW for us cannot be concluded at the conditions at that time (3.42) but at current conditions. Apparently, the KFW loan is only reserved for 14 days...

We now still have the loan from the house bank in conjunction with the building society savings or we can choose a variant without KFW. That would mean 50TE more loan of the main credit at 3.68 (instead of 3.62) for 30 years. However, I do not know how long this will take. At the house bank, the financing is "signature-ready."

What to do?
