About 3.45, but for me the risk is actually too high with such a loan amount. Wanted at least 15 years.

At 3.5 or 3.45 the matter is actually clear. You take the long fixed interest period and can possibly still terminate early in 10 or 15 years. It doesn't matter whether you expect higher or lower interest rates in 10 years. From a purely risk-benefit perspective, that is the only sensible option.

At 3.45 to 3.5 and 10 to 30 years, the matter is actually clear. Take the 30 years. It's crazy that there are banks that now offer the same interest rates for 15 and 30 years... although they know that you can cancel after 10 years without a prepayment penalty.

Well, the 30-year offer is around 3.8 and the 10-year one at 3.45. Moreover, I don't know if the 30-year will go through (Hypovereinbank is supposed to be tricky).

In the first post, wasn't it about 3.5%? But then your repayment is even lower. You can put the whole thing into the interest calculator and take a look. But... with a repayment around 1%, 10 years is simply Russian roulette. You're just unlucky there, about a year ago the repayment would have been significantly better.

Yes, that’s correct. Unfortunately, the interest rates at Hypovereinsbank change several times a day.
Sure, a year ago it would have been better, but the house wasn’t available then and would certainly have cost 150k more.
