That’s a big exaggeration. I will be in my late 30s then and can still save well with part-time. So I don’t see any obstacles.

The main thing is that you have a proper buffer in place when signing the loan agreement. I would plan for 15%. Then seal the deal; most home builders have to limit themselves for the first few years.

exactly, have your architect include a sample buffer of €25,000 or more directly in the cost calculation.

if other trades end up being more expensive, you can draw on that, but it’s better than having to refinance later.

and actually €25k is too little nowadays, better even more. Or also keep a buffer of €20-30k from your equity in your account.

We will generate the buffer as suggested by Hyponex through equity. That is then the part we did not want to touch for the house construction and if push comes to shove, so be it.
