The cost side seems so high to me - don't you want to try to save more there? Does it really have to be a basement? You can fit quite a lot into 150m², even without a basement. Maybe it's better to build a tool shed in the garden later?

The land prices are ridiculously high too. Can't you find anything cheaper there?

Otherwise, I also see it as thrown together at the last minute. If something happens to you, the family will be bankrupt.

Sure, a basement is absolutely up for consideration. The land prices here are unfortunately completely normal - and that's still in the countryside! You can easily spend 500/sqm, that's no problem here at all... . 600k is definitely beyond reasonable. For me, the question is more HOW we get to around 450k. Whether it's 135 or 150sqm - that shouldn't be the issue.

With large numbers, one tends to stop paying attention to plus or minus 5000. I definitely see the project as feasible. It might be a good idea to approach it intensively with 1-2 years of planning. During this time, one can look for a plot of land that hopefully isn't too expensive (ask around and don't be shy!). Additionally, one can work out their minimum requirements in detail, compare offers, and save a bit more so that the equity continues to grow.

You will never ever get the land prices down to 450k€. No chance. You have a delta of 110k€. If you say exterior facilities and carport will come later and the basement is omitted. Then you still have a delta of 45k€ (because of the foundation slab). So you have a bare house without exterior facilities with a financing gap of 30k€.

A cheaper plot is unrealistic in the region unless you accept living somewhere in the middle of nowhere. I don't believe 450k will be enough. Just calculate plainly. 135 sqm x 2000 = 270,000. Add a plot with 130,000 (here you have already compromised on a few sqm) and you end up at 400,000€. There are still 50k left for incidental building costs (which will almost use that up), kitchen, landscaping, carport/garage, furniture, etc.

That won't be enough unless you go even smaller, use only the lowest standard, and do a lot of the work yourself (and I wouldn't overestimate that).

And don't push the childcare costs too far away from yourself. Your two still seem quite little for now, but the house doesn't get built that quickly. Two years is nothing. And already a daycare is at least important for the older child. 100 € is quickly reached, possibly even significantly more. We pay 460 € per month including meals (full care, over 3 years). So you'd better include that in your calculations, the bank will do that too.
