Well, Rob11 doesn't want to pay more than 450k for everything

We built a house for about 230k. 180sqm bungalow. And we didn't build massively below standard. So it's possible, but you need to be clear about what consequences that has. But just make it easy for yourselves. Go to a large home builder in the mid-price segment and have them put together a house for you. Then you have a rough idea. If they already end up significantly over the budget, you'll know where you stand.

Yes, I understand, but I simply find the construction costs of at least 2000 €/sqm set too high. We arrive at 1950 €/sqm including basement, without ancillary construction costs. So at some point, you have to keep things realistic. Not everyone wants upscale or luxurious equipment.

Thank you very much. I think I just have to get quotes made. That's the thing: for one, nothing under 2500/2m works, the other manages with 1600. There are worlds of financial difference in between. : what do you mean by the consequences?

The cheaper the provider, the more you have to do or organize on the construction yourself. That’s not something everyone is comfortable with. I practically took over the entire construction management, coordinated and supervised the craftsmen (within my professional limits). Well, I didn’t have to do that, but it saved us about a month of construction time.
Then there’s the stress with the connections. We were responsible for that. With Viebrockhaus, for example, the company handles that.
Groundwork, garage, exterior work, etc. were all our problem. In other words, cheap providers lack in service. As a father of two, that can quickly become an impossible task.
It’s also about the costs. These are all additional costs that are hard to keep track of at the beginning. Towards the end, we really had to scramble.

I did not speak of at least. It always depends on what you want. In the region where Rob11 wants to build, it is simply not cheap. And 2000€ is a very good standard but not luxury. Of course, it can be less. The question is what you want. But with much less than 2000€ you will not get by in the region. In my opinion, this does not play the decisive role in the present case. Even with 1,800€ the 450 TEURO are not enough. If everything is supposed to be included. And you should also leave some buffer.
