Anyway, I am considering whether it makes sense to sell the property... in that location, 200K was certainly doable... to increase the equity and then rather look for a used house in a rural area.
Before you make a final decision... better check first what you can get in your region on the existing market. We originally wanted to buy a house that already existed. But the prices were already very high. On top of that, the additional costs on the full price and a renovation. Still, these houses were insanely sought after. In the end, building new for us was about the same price as a used house with renovation, only with a significantly more modern building structure in the end. The problem with renovation has actually worsened over the last 1.5 years, with the announced renovation to new-build standard and practically mandatory heat pump.
Basically, I do see the chance for you to build that, but you have to be realistic and on the one hand honestly calculate the house and on the other hand honestly track your expenses. This applies not only to new builds, but also to existing properties you can get badly stuck if you underestimate the renovation.
There are terraced houses not only there, just the described offers are somewhat more frequent there. Where the plots to be developed are more expensive, there are certainly similar offers, of course varied accordingly. And in places that are less "attractive for the usual suspects," there are then other usual suspects (just local players then) and smaller projects, but overall not fewer offers.
These projects with dozens of terraced houses only work in the commuter belts. People want to get out of their apartments, but cannot afford a single-family house on their own plot and there are hardly any plots anyway. Accordingly, the possibility arises to buy large plots, develop them and sell the vertical apartments. Elsewhere that is difficult. Either the land is so expensive that you immediately put a 12-unit apartment building on the plot of a 4-unit terraced house or plots are so available and affordable that a terraced house is no longer considered good enough.
