Hello guys,

so I think I'll share a bit more info with you, the whole thing is located in the BY region in the postal code area 86XXX.

The reason why I am even considering this is that the living space here is partly extremely unfavorable.
And yes, I am also aware that you first have to get the award in the auction and no, I will not pay 150% of the market value.
I just hope that the plot with 249m² or 216m² if you deduct the house, is rather "unattractive" for families and that I might get a cheap award that way.

yeah, you're not wrong about the photovoltaics, luckily I have someone in my circle of acquaintances who installs those, so I would basically get advice from him.
Do you consider facade insulation that useful? I can’t estimate where the costs for facade insulation lie, but in the "calculators" online that is already quite an expensive item.
And yes, I think (not know!) the roof should be re-covered.

I have also already visited a few properties, which generally had more land.
One was, for example, a settler’s house (5 rooms, 110m²) in exactly the same residential area, price was 300k, new windows, doors, vinyl floors, bathrooms and central heating + solar thermal (all from 2013). However, the roof was uninsulated, you could see the roof tiles directly.

What is always an issue down here, which the realtors basically ignore, are the ventilated facades, which down here are almost always clad with Eternit panels as in the aforementioned property. These were made with asbestos fiber cement until 1993, which also costs quite a bit to remove.

And no, I definitely cannot compare my own work with .
And yes, I am aware that I am not turning an Opel Kadett into an Audi A3, but I simply can’t afford an A3 since it costs 350-600k around here.

Regarding the concept, if I get the award, I would do the whole thing with an energy consultant (possibly + site manager) to also take advantage of KFW subsidies and because I lack experience here.

My "mental" overall concept was
insulation of the roof including re-covering + photovoltaics
insulation of the basement ceiling
renewal of windows + doors (inside and outside)
renovation of 2 bathrooms
complete electrical renovation
heating system + underfloor heating + sanitation of supply and wastewater

Facade insulation is usually not as effective as insulation of the basement and top floor ceiling and window replacement. But if you are going to the facade anyway (repainting) and have the scaffolding up for the roof and facade, you might as well do it at the same time.



Maybe the top floor ceiling was insulated, because that is actually mandatory according to the energy saving ordinance; the roof itself can remain completely uninsulated.
And the comfort that everything is already done and you just have to move in can also be taken into account as an "item" in the calculation, accordingly the 300k house would be quite a bargain, since it has a larger living area, is finished, and has a larger plot (if I understood this correctly).



Could the black adhesive under the PVC tiles also be on photo 11 (basement)?

After all, contrary to the floor plan, there is apparently also a bathroom in the attic.

What do you want to say with the ZIP code region: that the price is relatively even more of a bargain there than elsewhere; or that the incentive to save on rent weighs particularly heavily there?


How much you "lack" in that regard, I meant as a measure for the question whether you can manage the project or whether you are overextending yourself or will need an eternity for it.


In case of doubt, I consider a measure not yet completed as a better basis than if an outdated solution first had to be properly dismantled.

Yes, you are right about the facade.

Yes, I think that must be the tile adhesive.

Regarding the 300k property, the problem was that it was also 1.5 stories and then an uninsulated roof is not so great.
Furthermore, the windows had been replaced by Perfecta with their "window replacement without dirt" method, I don’t know how to assess that...
The old wooden windows, for example, are cut out and the "frame" remains, and the new plastic window, for example, is then screwed and glued into the old frame.

Yes, that’s why I added the pictures afterwards; the "yellow" bathroom is in the attic (DG).
But for the bathrooms, I only plan to install a walk-in (floor-level would be preferred) shower + toilet and washbasin anyway.

So if I take as a benchmark... then I am a dumb layman. (at least honest :/ )


Well, as I said, the house was 1.5 stories, living in the attic probably wouldn’t be so great (I already have that now).
And at 300k and according to the realtor you should invest another 100k, I was way above my desired amount.

Here in the area you usually only get houses in the 150-250k range where you would still have to invest a good 100k-150k, or the location is absolutely remote.

I will make an appointment with a company here next week with the report and get advice regarding the renovation, let’s see what will come of it.
