We were €10k over the financial plan, which included a €15k buffer. I would almost call that a bullseye.
Our planned budget was set before we had a first offer. All in individual contracts, 150m² Lower Saxony.
The basis for the planning was the architects' estimate, which I adjusted (increased) for the interior finishing.
These were approximately the deviations:
-€5k shell construction with roof
+€10k heating, ventilation, electrical, sanitary
+€10k interior finishing
€0 construction incidental costs (no slope)
+€10k exterior facilities
€0 initial inventory and kitchen
-€15k previously planned buffer
= €10k over the plan for financing
Reasons for deviations were the unrealistic plans of the architects for technology and finishing, which slipped through due to a lot of ignorance on my part. Electrical work, for example, was planned at €5k but actually cost €12k, which is obviously still considered cheap.
The calculation was without own contribution. During the construction phase, we planned the heating ourselves (bought ourselves, own risk) and saved €15k compared to the offers, otherwise, that would have been added on.
When selecting tiles, walls, bricks, colors, staircase, etc., we took what we liked; we also had no reference prices like those from the main contractor as a planning basis. I think that accounts for about €15k compared to "simpler," I don’t know exactly.
In the awarding, we also didn’t fight for the last euro but decided based on sympathy and gut feeling for certain companies.
We had no financial surprises during the construction phase due to unforeseeable things. The final invoices from almost all trades were at or below the offer price.
PS: now comes the garden. Planned in the financing with €2k from an apartment where we had two potted plants. €1k is already gone for 7m of fence. What’s still to come: renewing 50 meters of hedge, garden shed, 500m² lawn, plants, beds, ... Could get tight.
